Asphalt Paving Maintenance:

Asphalt Sealcoating:   There are usually two types of companies offering  asphalt sealcoating services, a company with integrity  and a company without integrity. What also seperates the two in a sealcoat application is the dillution and application rates of the sealcoating products.

Asphalt sealcoating products have specific dilution rates recomended by the manufacturer and most will suggest

a 2 step application...it is not much of a riddle. If a company dilutes the sealcoat beyond recommended percentages, you the customer receive less than you are paying for. In a sense you have had your parking lot painted not sealed.

The 2 step is a second coat application,almost twice the work for the company with integrity.

Preventative or Corrective Repairs :  Asphalt Paving require detailed preparation of the cracks,any pavement damage, holes and or large cracks, oil and residue stains and in more severe scenarios repairs to the base. Specialty equipment is used in the preparation of Asphalt Paving for repairs. 

Proper Crack Sealing Methods: Determination of cause relates to nature of repair. In layman's terms, fine cracks will benefit from a blended sand based sealcoat application, slightly larger cracks may benefit from cold application sealant, others will require a rubberized hot crack sealant. Some cracks can not be repaired an attempt can be made however the base will fail or shift and the crack will re-appear.

Specialty Equipment Required : to perform Commercial Asphalt Paving Repair and Maintenance: Hot Air Lance, Crack Router, Hot Crack Melter Applicator Concrete/Asphalt Cutting Saw, Hydraulically Agitated Seal Coat System, Asphalt Roller, Asphalt Recycler and for large repairs Asphalt Paver.
